Wendy, that is just crazy.  I can&amp;#039;t believe you haven&amp;#039;t seen the documents yet. When we bid on our old house the HOA there gave us the budget reports and minutes going back 2 years as well as the bylaws and CCR&amp;#039;s so that we could make an informed decision about going through with the purchase.  This is exactly why homeowners feel like certain people are trying to hide something.  It&amp;#039;s hard to trust people who seem to go out of there way to keep from sharing information.  Please keep us posted on your mission to see the documents.</description>

I could understand brainstorming, but really at this point in our community&amp;#039;s &amp;quot;relationship&amp;quot; with the HOA... The board (many are new I know) needs to go above and beyond to repair the years of damage ( I think many are willing and will).  I love these discussions too because they do help even out your thought with different perspectives, especially when we are so curtious to each toher.  Thanks&lt;br /&gt;Wendy</description>

@Alex, I would think that he would indeed only answer to the President or the Officemanger and that the President is obligated to act as the board has voted.  If say the board were to vote to end the Lawsuit and Nancy were to continue it then we&amp;#039;d have to send some sort of letter with the minutes and such to proove that she was indeed acting on her own.  I don&amp;#039;t see that happening, at least I hope she wouldn&amp;#039;t.&lt;br /&gt;Wendy</description>

I was corrected on another thread that the RCWs and By-Laws make a distinction between a meeting of the owners and a meeting of the board.  &lt;br /&gt;&lt;br /&gt;As a result, I was wrong to apply RCW 64.38.035 (1) to meetings of the Board earlier in this thread.  We can strike the following paragrah from what I said (it&amp;#039;s incorrect):&lt;br /&gt;&lt;br /&gt;&amp;quot;Similar problems exist elsewhere in the By-Laws. ARTICLE VI, SECTION 1 says, &amp;quot;Regular meetings of the board of directors shall be held monthly without notice....&amp;quot; This clause has been in violation of RCW 64.38.035 (1) since 1995: &amp;quot;....Not less than fourteen days nor more than sixty days in advance of any meeting, the secretary or other officers specified in the bylaws shall cause notice to be hand-delivered or sent prepaid by first-class United States mail to the mailing address of each owner or to any other mailing address designated in writing by the owner....&amp;quot; This is a costly provision to follow but it&amp;#039;s required by law, and as an organization we should be making space out of our $200,000+/year budget to do this. Plus it would keep the HOA on people&amp;#039;s radars and result in more owner participation.&amp;quot;&lt;br /&gt;&lt;br /&gt;Now, that being said, it would still probably be a good idea for the association to give owners reminders of the board&amp;#039;s meeting schedule when dues go out anyway.</description>

&lt;p&gt;I got to see and hear a bit about our future official website, the crew working on this did a fabulous job.&amp;nbsp; I hope that the board will not delay in getting it up and running by voting on it at the next board meeting.&amp;nbsp; I encourage people to attend every meeting, workshop or committee meeting available.&amp;nbsp; Accountability is important.&lt;/p&gt;&lt;p&gt;I&amp;#39;d also like to propose that people with childcare issues work together, I know I am willing on nice days to bring my older daughter and maybe some other people with older children could bring them to supervise children on the playground.&lt;/p&gt;&lt;p&gt;Wendy&lt;/p&gt;</description>

Cutest brown teddy bear looking Pom I&amp;#39;ve seen. Chased it&amp;#39;s owner til it gave up and then being scared ran back and forth across the road. Caught it and took it to the Covington Vet Hospital. It was not injured.</description>
